Thorofare Capital has provided an $8,250,000 floating-rate senior loan to recapitalize 4411 Bibb Blvd, a 119,000 square-foot industrial property located in the Stone Mountain submarket of Atlanta, Georgia.

Originally built in 1990, the property was recently renovated following the departure of a long-term tenant which included the addition of new dock doors, demolition of existing interior space, and upgrades to support modern logistics use.

The property is now 100% leased to a single tenant operating as a last-mile e-commerce logistics center serving the Atlanta metropolitan area. The lease reflects a mark-to-market increase from prior tenancy.

Loan proceeds were used to recapitalize the unencumbered asset by returning a portion of Sponsor equity. The floating-rate, interest-only loan provides prepayment flexibility as the Sponsor evaluates a potential near-term sale.

The Sponsor is an experienced real estate investment firm that has demonstrated execution in acquiring, repositioning, and stabilizing industrial assets across major U.S. markets.
