Thorofare Capital has funded $17.5 million in acquisition financing for 800-810 Traction Ave., a two-building, 60,890 SF portfolio in Los Angeles’ Arts District.

The project plans include re-development of both buildings for creative office and retail uses.

The Arts District is one of Los Angeles’ fastest growing neighborhoods and the property is walking distance to over 40 restaurant/bars and 20 residential developments within a ½-mile radius.

The 18-month, interest-only loan includes two extension options and a future-funding facility towards approved pre-development costs.

800-810 Traction Avenue was designed by John B. Parkinson, who also designed the LA Memorial Coliseum, Los Angeles City Hall, Union Station and the USC Administration Building. The Property was formerly occupied by Ben-Hur Coffee and Spice Company and the Los Angeles Desk Company.

The sponsor includes a joint venture between two local private investment firms that have completed over 20 transactions totaling over 4.5 million square feet and approximately $5 billion in total project value.
