$28,000,000 Refinance

Thorofare Capital has funded an initial advance of $23,450,000 with an “earn-out” of $4,550,000 for the refinance of the Doubletree Atlanta Perimeter Dunwoody, an 250-room full-service hotel located in the Central Perimeter submarket of Atlanta, Georgia.

The DoubleTree Hotel offers easy access to GA 400, I-85, and MARTA train stations, which provide faster transit access to Midtown, Downtown, and other areas. The hotel benefits from its close proximity to State Farm’s new 2,200,000 square foot North American Headquarters, Mercedes-Benz’s $74,000,000 North Headquarters, and the 1,500,000 square foot Perimeter Mall.

The loan will have an initial term of 36 months with a flexible prepayment structure, and is competitively priced over the 30-day LIBOR index. The Sponsor, a joint venture between a hotel operator and a private equity fund, completed a major overhaul of the property and is now stabilizing the asset.
